A recent survey by The Bathroom Showroom looked at the demand for a second bathroom when buying a property. Perhaps unsurprisingly, the results reveal that the majority of homeowners feel an added bathroom is of high importance when searching for a house.

According to the survey, 86% of those looking for a property would be willing to pay more for a second bathroom. And not only that, 10% would be willing to pay over £10,000 per extra bathroom.

So, if you’re considering selling your home anytime soon, adding an en-suite or a downstairs washroom facility could add thousands onto your asking price, particularly as house prices continue to soar. In fact, experts suggest a second bathroom could add up to £12,500 to the value.

As well as adding value, another bathroom would likely increase the attractiveness of your property to potential buyers, putting you in a good position to sell.

Privacy 

If you have a houseful, grabbing your chance to use the bathroom can be a race, especially in a morning! Adding an extra bathroom could be just the solution, particularly if you have a growing family. This could also explain why 95% of 25 – 34 year olds are willing to pay more for an extra bathroom when buying a house.

ONS statistics also show that multi-generation households are the fastest growing and have increased over the last 20 years. So, the option of a little privacy could be very appealing to many.

A second bathroom is particularly useful if you have guests staying over. It’s easier to dedicate a bathroom for their own use and prevents any unwanted situations of queuing to use the rest room.

Utilise space

If you have some spare space in your home that is currently underused, then why not convert it into a bathroom? You might be surprised at how little space you’ll need and options include fitting a master en-suite, adding one in a hallway or utilising some of the kitchen or utility area.

Other factors to consider

With just over 41% of people citing the importance of having a separate bath and shower, you might want to consider layouts and designs carefully when adding an extra bathroom. House hunters would also prioritise a master en-suite above any other extra bathroom so it could be worth adding one if you have the room.
